North Seattle

North Seattle is desirable, not only for its easy access to the employment and entertainment centers of both Seattle and the northern areas of Puget Sound, but also for its diversity, walkability, and community-oriented environment. PUBLIC TRANSPORTATION

It is also just a 6-minute walk from a stop for routes 309, 330, 372, and 522. This proximity allows the residents of the Hillcourt Apartments to access a variety of locations throughout the area – Woodinville, Bothell, Kenmore, Lake Forest Park, Shoreline Community College, Wedgwood, Green Lake, the University of Washington, South Lake Union, First Hill, and downtown Seattle – all without the use of a car.

PUBLIC TRANSPORTATION - EXPANSION PROJECTS
Another option available to tenants is Sound Transit’s Link light rail transit system, which currently carries passengers to the University of Washington, downtown Seattle, the Seattle-Tacoma International Airport, and beyond. Numerous expansion projects in various stages of planning and development are in progress throughout the region, with a network of 108 total miles and 70 stations planned by 2041. The Northgate Link extension is currently in construction and is expected to open for service in September 2021. The Northgate Station, roughly three and a half miles away from the Hillcourt Apartments, is part of this expansion project, and will allow riders to travel to the Westlake station in downtown Seattle in just 14 minutes with service every 8 minutes, regardless of traffic conditions. Additionally, the Lynnwood Link Extension project, also currently under construction and scheduled for completion in 2024, will add four new stations including the Shoreline South station, less than 2 miles away. These expansion projects will connect residents of the Hillcourt Apartments to the Lynnwood Transit Center, the University of Washington, Capitol Hill, downtown Seattle, the Eastside, the Seattle Tacoma International Airport, and several other locales.

EMPLOYMENT

Seattle consistently ranks as one of the top employment cities in the nation. In April 2019, the Bureau of Labor Statistics’ jobs report indicated that the Puget Sound economy added almost 57,000 non-farm jobs over the 12-month period, and numbers released by the Downtown Seattle Association report that downtown Seattle’s employment increased by 39 percent from 2010 to 2018.

Several companies with a global presence including Amazon, Microsoft, and Boeing, all call the Puget Sound their home. Other nearby employers include Google, Facebook, the University of Washington, Expedia, Seattle Central College, Seattle University, the Fred Hutchinson Cancer Research Center, Tableau, Nordstrom’s headquarters, the Bill & Melinda Gates Foundation, numerous other South Lake Union and downtown Seattle employers, and multiple regional hospitals. Additionally, in June 2019, it was revealed that Apple is expected to move into 333 Dexter, a 630,000-square-foot development in South Lake Union. Using an industry standard ratio of 150 square feet per employee, this space would accommodate 4,200 employees.

Many of these world-renowned employers, most notably Google, Amazon, and Facebook, are experiencing tremendous growth in their Seattle locations.

In 2001, Amazon occupied approximately 640,000 square feet in Seattle. By February 2019, the company’s Seattle presence had grown to 12 million square feet, more than 20% of the city’s office inventory, with another 2 million square feet planned in the near future. Amazon is the second largest private employer in the country with more than 50,000 employees in Seattle alone and thousands more anticipated in the next couple of years.
Google’s presence in the Puget Sound region began in 2004, when it leased 30,000 square feet of space from Getty Images in Seattle’s Fremont area. Five years later, the online search giant opened its Kirkland campus. By 2016, Google employed 1,900 people in the state of Washington with roughly 1,000 in the Fremont and Kirkland campuses, both of which had been doubled in size.

Even with its massive expansion, Google continues to grow. The company moved into its new 607,000-square-foot campus in two South Lake Union blocks in October 2019. In August 2018, Google announced that it is developing a third block, which is scheduled for completion in 2021. While details are not known about this final development, experts estimate that the campus will house 4,500 to 6,200 employees. This is in addition to Google’s existing Fremont buildings, which the company has said it will keep, even after moving into its new campus.
Facebook’s Seattle footprint began in 2010 when the social media giant relocated its Platforms team to the city. By March of 2018, there were more than 2,000 Facebook employees in Seattle, a figure that had more than quadrupled the company’s 2015 in-city workforce. By January of 2019, that number had further grown to 3,000 and the company claimed that it occupied around 2.7 million square feet of office space in the Seattle area, including Dexter Station and a new six-story office in South Lake Union. Then later in 2019 it was reported that Facebook had moved into its two Arbor Blocks buildings in South Lake Union. This new campus totals approximately 390,000 square feet of office space and accommodates 2,000 employees.

NORTH SEATTLE COLLEGE
Occupying 65 acres along the western edge of I-5, North Seattle College (NSC) is located 4.1 miles from the Hillcourt Apartments. This school is one of the largest public community colleges in the Seattle area. It provides learning opportunities for a diverse group of approximately 7,000 students per quarter, many of whom go on to transfer to top universities across the country.

In fact, NSC consistently ranks among the highest of all community colleges as to the number of students who are accepted to the University of Washington’s main campus a few miles south. North Seattle’s offered programs include college prep and transfer, cross-disciplinary, continuing and senior adult education, business, early childhood education, electronics and engineering, information technology, health and medical, nanotechnology, and real estate professions.

UNIVERSITY OF WASHINGTON
The University of Washington (the UW) is the largest university in the Northwest and one of the oldest universities on the West Coast. The university is considered a public Ivy institution, and its research budget is one of the largest in the country.

According to U.S. News & World Report, the UW is one of the best universities in the world, ranked at number 8 globally and number 2 among U.S. public institutions. In 2019, Reuters identified the University of Washington as the most innovative public university and the fifth-most innovative university in the world. The UW occupies more than 330 buildings, with over 20.9 million gross square feet of space.

The UW’s operating budget totals $8.65 billion for fiscal year 2021. At $1.63 billion in 2020, the university receives more federal research funding than any other public university in the country. The university consistently ranks among the top 10 in the nation in terms of faculty members awarded with international/ national awards and honors. The UW has employed seven Nobel Prize winners and 17 MacArthur fellows.

The University of Washington is a multi-campus school, with locations in Seattle, Tacoma, and Bothell. UW Bothell, positioned roughly 7 miles away from the Hillcourt Apartments and easily accessed via State Route 522, was founded in 1990 and offers many of the same educational qualities as its downtown Seattle sister — an urban campus setting, top-drawer faculty known for their teaching ability, a rigorous interdisciplinary curriculum, and high standards of social responsibility. There are over 700 faculty and staff members, and the campus offers 57 majors and minors.

Across all of its campuses, the UW has a total enrollment of more than 60,000, employs over 20,000 faculty and staff members, and supports or sustains more than 100,500 Washington State jobs directly and indirectly. Its economic impact is $12.7 billion annually.

FUTURE EXPANSION - UNIVERSITY OF WASHINGTON
In December 2018, the Seattle City Council approved the UW’s impressive Campus Master Plan (CMP), which the school adopted for the purpose of accommodating anticipated enrollment growth and improving pedestrian and bicycle circulation throughout the four sections of campus.

The CMP seeks to add up to 6 million square feet of new development over the next decade while preserving the university’s historic campus assets. As this development takes place, it will create future demand for the influx of the 13,300+ additional UW students, faculty, and staff that is projected between 2014 and 2028.

GREEN LAKE PARK
At over 320 acres, Green Lake Park’s expanse of water and green space in the center of a dense urban neighborhood draws thousands of people from all over the city on a daily basis. The park also serves as a natural preserve for hundreds of species of trees and plants, as well as numerous birds and waterfowl.

The 2.8-mile path around the lake provides a perfect recreational spot for runners, bikers, skaters, and walkers. Park-goers looking for other amenities can choose from an off-leash dog park, two swimming areas (a pool and the lake), or pick-up basketball, soccer, and volleyball games.

Seattle residents with golf clubs frequent Green Lake Pitch & Putt, a nine-hole par three course located in the south end of the park. Park visitors looking to take to the water can choose from a wide array of activities, including swimming, boat rentals, windsurfing, and sailing lessons.

After an active day, park goers can choose to eat, drink, and hang out at the number of restaurants, bistros, cafes, and bars along Green Lake Avenue along the park or down 65th Street in Roosevelt.

NORTHGATE MALL
Comprised of 1.1 million square feet and located 2.6 miles from the Hillcourt Apartments is the Northgate Mall.

This regional shopping center has anchor tenants that include Nordstrom Rack, Designer Shoe Warehouse, Barnes & Noble, and Bed Bath & Beyond. As part of the city’s plans to revitalize the Northgate neighborhood, the mall underwent a complete renovation and expansion in 2006.

FUTURE EXPANSION – NORTHGATE MALL
Northgate Mall is in the planning stages of a massive, phased redevelopment project aimed at reimagining the mall and transforming the area into a thriving, transit and pedestrian-oriented urban community.

Plans include a $75 million, three-rink NHL practice facility for the Seattle Kraken, which will serve as an anchor tenant for the remainder of redevelopment efforts. Plans as of May 2019 include 914 residential units, 330 hotel rooms, 429,000 square feet of retail space, and 110 million square feet of office space, as well as open spaces.
